If you're are a seller I'm sure you're under a lot of duress. We've seen markets similar to this before and one of the key elements to a sucessful sale is to price the property correctly and close to your bottom line. My suggestion is to price it no more than $5000 above your bottom. In 1980 I sold my home within two weeks in a similar market when interest rates were 14% using that same advice from a seasoned Realtor®. I had it for sale w/ a different agent w/o any pricing advice and my home wasn't even shown. One more advice for you is that if you don't have to sell now, wait. The word out is that we may have this market until mid 2008. The less homes on the market may start a change in the market. The old supply and demand.
